At a basic level, conveyancing is the process of transferring property or land ownership from one person or entity to another.
Whether you’re buying or selling residential or commercial property, you will have to go through the conveyancing process. It involves a conveyancer or experienced property lawyer completing a series of checks, searches, certificates and other tasks to make sure every part of a property is in order before settlement.
Some of the tasks our conveyancers carry out include:
- Checking the contract of sale
- Checking if there are any outstanding debts or encumbrances on the property
- Searching for and ordering title documents from the Land Registry Office

When you acquire a property, there’s an important, once-off tax called stamp duty added to the initial costs.
Regardless of whether the property was bought, gifted, or inherited, you will need to pay stamp duty. The cost of stamp duty will vary depending on the property’s market value or how much you paid for it, whichever is higher.
Most of the time, you won’t be able to avoid paying stamp duty. There are certain Government schemes that you may be able to take advantage of to waive stamp duty, but you will need to make sure you’re eligible first.
