Boom time in the ‘burbs

Melbourne’s south-eastern suburbs make up one of the quickest growing parts of Australia’s fastest growing city. It’s an area on the land of the Wurundjeri, Bunurong and Boon Wurrung people that stretches from the borders of the City of Bayside and extends to the Mornington Peninsula.

Local experts say the property market is flying across the region right now which is being driven by strong rental returns for investors, first home buyers buoyed by generous government stimulus packages, low interest rates and downsizers happy to remain in the suburbs where they raised their own families.

It’s a cycle that’s been repeated in the south-east over many years.

The area’s population first exploded in the post-war era and working class, industrial suburbs such as Dandenong, Noble Park, Oakleigh and Clayton became home to many migrants looking for affordable housing and new beginnings.

It’s for this reason the area boasts many distinct communities such as Oakleigh with its lively Greek community, Springvale with its vital Vietnamese population and more recently, Dandenong’s vibrant Afghan communities.

The south-east suburbs are also home to a sizable student population, as Monash University (consistently ranked in the world’s top 100 universities) has four campuses in the area which makes it a great place to invest.

In the more affluent bayside suburbs closer to the city such as Hampton, Blackrock, Brighton and Beaumaris, palatial homes and sparkling oceanfront views push property prices up and keep them there.

From affordable house and land packages in the greenfield developments in places like Cranbourne, Pakenham and Clyde to some of Melbourne’s most expensive beachside homes – there really is something for everyone.

The region is also home to Chadstone Shopping Centre (or ‘Chaddy’ as it is affectionately known) which is the biggest shopping centre in Australia and the Southern Hemisphere.

While this might be a local drawcard, it’s more likely people choose to live across these family-friendly suburbs, with different entry level price points because of the area’s world class amenities including hospitals, schools, public transport and great arterial roads connecting home to Melbourne’s CBD.
